Lynnwood City Center Inches Forward

An upscale hotel-and-condominium complex across the street from the community's convention center is expected to be the first development to rise as part of Lynnwood City Center, a 300-acre district that civic leaders hope will someday resemble downtown Bellevue.


The Lynnwood City Council has finally adopted a formal zoning map for City Center, which it plotted out in March 2005. The development community, which had grown jaded waiting for the city to take concrete action, is optimistic that the zoning changes will jump-start construction.

Summertime!

June is always an interesting month in real estate. Closings are high as a result of the busy spring market. But, sales activity slows due to the many celebrations that take place. Starting with Memorial Day and continuing with Father's Day, graduations, end of the school year activities and weddings. We are all just busy in June!

June sales statistics for King County are interesting because the numbers are not what we usually expect. An increase in inventory usually results in longer market times, but that didn't happen this year. June's inventory is up 17% over June last year with 8,011 active listings in 2006 compared to 6,857 in 2005. However, market times remained relatively unchanged during the same time period. The average days on the market is 37 in 2006 and 36 in 2005.

Usually an increased inventory means a softening of prices, but this hasn't happened in King County either. The average sales price this June is 15% higher than June 2005.







Snohomish County is experiencing the same phenomenon as King County. Inventory is up 23% from June a year ago, but market times remain unchanged at 42 days compared to 41 days. The average sales prices have also increased by 15%.







What does all this mean?

Buyers have more homes to choose from and can be more discriminating when choosing a home. They will look more closely at condition than they did a year ago and won't be willing to accept a home that needs a lot of updating.

Sellers will need to build in more market time into their plans while keeping an eye on an appreciating market. Pricing will be key, but so will condition. Sellers will want to get that "Honey Do" list completed prior to putting a sign in the yard.

Everett Summer Fun

Looking to enjoy our Everett community - well there's just about something happening every weekend. Don't forget the great farmers market on Marine View Drive, open Sundays 11-4.

Visit our great restaurants on the waterfront and sip a cool one on their deck and watch the boats sail by, or go to Lombardi's on Thursday nites to enjoy music on the pier.

When downtown visit "The Flying Pig" or "Tailgater Joe's". Joel Starr, owner has done it again, location, location, location. From a great family restaurant at the "Pig" to a fun sports bar located just across the street from our new Everett Events Center. Stop by and visit prior to a Silvertips hockey game or the Champions on Ice. Great finger foods, a fabulous bar with a cooler strip that keeps your martini or beer chilled or go upstars for the ultimate sports bar with multiple flat screen tv's. Not to mention my son is a bartender/server - you'll get great service, ask for Rob!

Enjoy our revitalized downtown with the darling boutiques, fun restaurants and great bars, marina, naval base -- we are so lucky to be in "Paradise". They say when the sun shines in "Seattle" there is no prettier place on earth.

Ways to Maintain A Healthy Level Of Insanity

1. At Lunch Time, Sit In Your Parked Car With Sunglasses on and point a Hair Dryer At Passing Cars. See If They Slow Down.

2. Page Yourself Over The Intercom. Don't Disguise Your Voice.

3. Every Time Someone Asks You To Do Something, Ask If They Want Fries with that.

4. Put Your Garbage Can On Your Desk And Label It "In."

5. Put Decaf In The Coffee Maker For 3 Weeks. Once Everyone has Gotten Over Their Caffeine Addictions, Switch to Espresso.

6. In The Memo Field Of All Your Checks, Write "For Smuggling Diamonds"

7. Finish All Your sentences with "In Accordance With The Prophecy."

8. Don't use any punctuation

9. As Often As Possible, Skip Rather Than Walk.

10. Order a Diet Water whenever you go out to eat, with a serious face.

11. Specify That Your Drive-through Order Is "To Go."

12. Sing Along At The Opera.

13. Go To A Poetry Recital And Ask Why The Poems Don't Rhyme?

14. Put Mosquito Netting Around Your Work Area And Play tropical Sounds All Day.

15. Five Days In Advance, Tell Your Friends You Can't Attend Their Party Because You're Not In The Mood.

16. Have Your Co-workers Address You By Your Wrestling Name, "Rock Bottom".

17. When the money comes out of the ATM, Scream "I Won!, I Won!"

18. When Leaving The Zoo, Start Running Towards The Parking lot Yelling "Run For Your Lives, They're Loose!!"

19. Tell Your Children Over Dinner. "Due To The Economy, We Are Going To Have To Let One Of You Go."
